When looking to keep utility bills low, what are a few things to keep in mind when home shopping?

New or first time homeowners should keep in mind that the costs of electric bills, water, heat and air conditioning can run significantly higher in a home than an apartment. A few things to look for in a home that may help buffer the change in utility expense is multi-zone heating/cooling systems. Zones are helpful because it allows the homeowner to heat or cool only the areas most used by the occupants, saving tons on energy.

Look for homes that have been weatherized. They should have insulation not only in the walls, but in the attic, flooring and basement. Also, check to see if any drafts are coming in through the windows or doors. Ideally they will be properly sealed. Hunt for homes with energy efficient windows!

Tankless water heaters are smart because they save energy by heating water only when needed and are 30% more efficient than traditional gas water heaters. Thats according to the U.S. Department of Energy.

A very easy way to be energy efficient is to look for the ENERGY STAR logo on appliances. ENERGY STAR is the trusted, government-backed symbol for energy efficiency. It was established to help consumers identify products that reduce greenhouse gas emissions and other pollutants caused by the inefficient use of energy.

All in all I just recommend having a home energy audit. A home energy audit is essentially a thorough inspection of your home, in which a professional inspector examines the efficiency of your appliances and electrical system. An inspector can pinpoint exactly where your home’s energy weak spots are and how much they’re costing you in terms of heating and cooling bills every month.
